The properties we buy range from single-family, multi-family, townhouse, or apartment building. We don’t buy vacant land or mobile homes of any kind.
Because of the diversity of properties we buy, we’ve seen a lot of situations, scenarios, and sales. There are a number of options out there when you’re looking for a partner to sell your home. We encourage you to review them and pick the best one for you.
To put it most directly, we are a great partner for buying your property if you’re unable to renovate or repair your home, need cash quickly, want a stress-free home sale experience, or simply don’t want to pay closing costs or commissions to a Realtor.
Working with Meridian Trust offers you convenience and certainty.
The sale will be quick and we aren’t picky about the condition of the property. Because you’re not paying to repair or renovate your home to get the retail price or to cover closing costs and commissions, we can offer you a fair cash price that’s slightly below market value. The tradeoff is in your time, sweat, and options.
When thinking about working with us, here are some great questions to ask:
Does your house need to have repairs done?
Meridian Trust purchase properties “as-is” so you don’t have to do anything to the house, no matter the condition.
Significant structural issues such as foundation or roof instability, severe water damage, or plumbing/electrical problems could cut a lot into the profit you’ll get if you’re choosing to sell on your own. If you have the time and the money, investing heavily in major repairs like these could help bring your home back up to snuff and give you a shot at securing a better selling price.
You’ll need to weigh the pros and cons of spending that cash to determine if you can truly make it back through a more robust asking price.
Have you done any updates to the house in the last few years?
We purchase homes that are either in poor condition or, for one reason or another, might not be attractive to all buyers. This includes some of the following reasons:
- Flooded houses in areas prone to the effects of weather
- Houses with high-interest rates or undesirable mortgage financing
- Houses with damage or defects that compromise the integrity of the foundation
- Houses with serious structural issues such as roof, plumbing, or electrical problems
- Poorly maintained houses in less than desirable neighborhoods
- Houses with payments or balances that are too high for the owner to handle.
- Houses that no longer serve the needs of the homeowner – relocation, divorce, downsizing and so on.
Are you interested in selling your house within the next 3-4 months?
If you’re on a tighter timeline to sell due to an immediate move for work, a divorce, or even a pending foreclosure, you’re not out of luck.
Meridian Trust purchases homes in all conditions. We guarantee we’ll give you a fair price for your property, in cash, and on your timeline—no repairs necessary, and no money out of your pocket. If you’re pressed for time, low on cash for improvements, or just overwhelmed at the prospect of trying to sell your home quickly on your own, we’re here to help. Generally, from the time we receive the signed contract from you, it takes 10-20 business days for you to receive your cash.
Are you able to cover closing costs?
Meridian Trust will pay all customary closing costs associated with the sale. All you will be responsible for paying for is the prorated portion of the county property taxes, a state tax (roughly 0.7% of the sale price) and the remaining mortgage balance (if any).
Is the bank/HOA/taxes forcing the sale of your house in the near future?
We are very experienced with foreclosures and work very closely with many banks. We can help with most situations and usually at any stage of the foreclosure process.
